# MyRentalCalendar

> MyRentalCalendar is a property-management system (PMS) for short-term-rental and holiday-home agencies in Dubai and across the GCC (Abu Dhabi, Northern Emirates; Kuwait and Oman next). It runs an agency's daily operations: a multi-unit booking calendar where double bookings are technically impossible, housekeeping and turnovers, seasonal pricing and live quotes, UAE-compliant invoicing (5% VAT, Tourism Dirham per bedroom-night, TRN), owner portals with monthly statements, a white-label booking website with an AI concierge, channel connections for Airbnb and Booking.com, and a partner API with a native MCP server so AI agents can talk to it directly.

- Pricing (per agency, per month, billed in USD): Free $0 (up to 3 units, 1 admin user, no card, never expires) · Basic $9.90 (10 units) · Grow $19.90 (20 units) · Pro $49.90 (50 units) · Enterprise $99.90 (150 units) · above 150 units: custom terms. AED shown at the fixed 3.6725 peg.
- Every quarter, Free/Basic/Grow tenants get a free 14-day trial of the full Pro feature set. It expires on its own, with nothing to cancel and nothing charged.
- Launch offer: free setup with data migration on every plan (including Free). Spreadsheets, channel exports or a dump from a previous PMS are converted and loaded, with a dry run signed off before go-live.
- Upgrades apply immediately (pro rata); downgrades and cancellations take effect at the next monthly billing date. No setup fees, no minimum term.
- Each agency runs in its own isolated database. Complete data export is available at any time; offboarding hands the database over to the agency.
- What an agency saves: plans are priced per agency, not per unit (Grow: 20 units for $19.90/month, about $1 per unit; Enterprise: 150 units for $99.90, about $0.67 per unit); booking website, channel manager and AI concierge are included from Grow instead of three separate subscriptions; data migration is free during the launch phase; owner statements, VAT and Tourism Dirham reports generate themselves; double bookings are impossible by construction; no lock-in.
